Selling Step 1
Contract Preparation
The first step in the sale conveyancing process is having a Contract of Sale prepared. Once you instruct us to prepare your Contract of Sale, we will start ordering your searches and putting together your Contract, ensuring it is forwarded to your real estate agent.
You will need to:
1. Choose a real estate agent.
2. Approve the final Contract of Sale along with completing the forms in our welcome pack.
Selling Step 2
Exchange of Contract
Contracts of Sale can be exchanged in two ways.
1. With a cooling off period :
- Exchange of Contracts with a cooling off period benefits the purchaser only. This gives the purchaser the opportunity to complete their pre-purchase inspections and obtain unconditional loan approval.
- During this time, you may need to authorise amendments to the Contract of Sale.
2. Without a cooling off period :
- Exchange of Contracts without a Cooling off Period can occur in two ways. By Auction or by service of a Section 66W Certificate signed by the purchasers Licensed Conveyancer.
- The purchaser will need to pay your entire 10% deposit before exchange of contracts. The contract is deemed as unconditional.
Selling Step 3
After Exchange
After exchange is where the bulk of the conveyancing transaction occurs.
We will ensure:
- all appropriate documentation needed for settlement is completed.
- all adjustments are correctly accounted for.
You will need to:
- Execute your discharge authority form.
- Execute your transfer.
Selling Step 4
Settlement
The settlement is the final process of the conveyancing transaction. At All Round Conveyancing we will:
1. Complete settlement on your behalf.
2. Advise you once settlement has occurred.
You will need to:
- Ensure you remove all items from the house.
- Drop off the keys to the real estate agent for settlement.
